Our goal is to make quality home design affordable by streamlining the design process.
Custom house plans start from scratch and can go as far as the clients imagination can take them. We will work together to create a beautiful home that meets all your needs and design style.
Pre-Drawn Floor Plans are a smart alternative to designing a house from scratch. We can save you thousands by offering ready pre-drawn plan ready for purchase or customization to add your personal touch. Moreover, pre-drawn plans allow you to start your permitting and construction process virtually immediately, saving significant amount of time.

Local Codes:
All of our plans are designed in compliance with local codes in effect at the time plans were initially drawn.
Local codes and permitting requirements vary from region to region, with more strict engineering requirements in some areas. Examples of this would be, but not limited to, earthquake-prone areas, hurricane risk areas, areas with significant snow or wind exposures, etc. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations detailing roof and ceiling beams sizes to accommodate roof loads specific to your region - as required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
Engineering Plans:
In addition to the house plans,, you may also need foundation, framing, or septic engineering plans. Please work with a contractor to obtain the required engineering plans for your home build.
Architectural Seals:
Pre-Drawn plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, some jurisdictions require plans to be drawn by an architect licensed in the respective jurisdiction. We advise that you check your local permitting requirements prior to purchasing one of our plans.

By purchasing plans from J Edwards Home Designs you are granted the right to build that home one time (Unless otherwise stated).
Only the original purchaser has the right to build one home from the plans purchased, you may not rent, lease, loan, give, transfer or sell the plans. A client may purchase plans for a builder to build a home for the client.
RETURN POLICY
Our plans are sold "as is" and all sales are final. Due to the copyright-sensitive nature of house plans, there are no returns or exchanges under any circumstances. Please, make sure a plan you are purchasing fits your needs. We will be happy to answer any questions you may have.
LIMITS OF LIABILITY
Since we cannot provide on-site consultation, supervision and control over actual construction, and because of great variance in local building requirements, building practices, and soil, seismic, weather and other conditions, WE CANNOT MAKE ANY WARRANTY, express or implied, with respect to the content or use of our plans.
J Edwards Home Designs is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from J Edwards Home Designs even if J Edwards Home Designs Inc. has been advised of the possibility of such damage. It is the customer's responsibility to ensure the accuracy, compliance with applicable statute or regulation, and fitness of purpose of any plans or construction information received from J Edwards Home Designs prior to use. In the event any liability is imposed on J Edwards Home Designs, J Edwards Home Designs liability to the Owner or any third party shall not exceed the price paid for J Edwards Home Designs product.
